Job Duties- Regularly and customarily performs a variety of duties pertaining to the operation, maintenance, repair, and modification of Company buildings and to the facilities, equipment and grounds associated therewith. This includes such work as the following illustrative duties, together with other related and incidental work.

  1. Does electrical repair and construction work such as replacing lamps and associated equipment; making minor repairs and additions to wiring and wiring equipment; checking motors and replacing damaged motors with like units; checking circuits, voltages, and loads.
  2. Does mechanical repair and construction work such as checking and lubricating mechanical equipment and motors, including elevators, overhead doors, fans, heat pumps, and industrial heaters.
  3. Does plumbing repair and construction work such as checking pumps for packing tightness, cleaning traps, valving off leaks, making minor repairs and additions to plumbing systems.
  4. Does building repair and construction work such as repairs to or relocation of partitions; replacing floor tiles, cleaning and replacing ceiling tiles and sections; repairing furniture; doing minor painting work on buildings and contents.
  5. Installs, repairs, and  performs maintenance work on heat pumps and air conditioning compressors and equipment, such as adding gas and replacing control accessories.
  6. Operates automotive equipment, emergency gasoline or diesel powered generators, building maintenance equipment such as power motors, power sweepers, vacuum cleaners, and does minor repairs on all such equipment.
  7. Directs the work of and instructs others assigned to assist.

In addition to the above and other related work of similar grade, a Building Services Technician, First Class will be assigned to any other work of equal or lesser skill within the capabilities of the individual, to met emergencies or other operating needs.

 

Qualifications

Requirements-

  1. Must have good health and a strong physique adequate for strenuous work.
  2. Must have successfully completed sixty (60) credit hours of study in electrical or refrigeration/air conditioning and plumbing courses from an accredited approved trade or technical school. Or must currently hold a valid license certified as a Master Electrician, Plumber, or a certified license in Refrigeration/Air Conditioning.
  3. Must possess a sufficient degree of skill or acumen in order to regularly perform routine work by following standard methods of procedure.
  4. Must gain a thorough working knowledge of all the electrical and mechanical equipment used in the operation and maintenance of the Company’s buildings.
  5. Must be able to exercise judgement acceptable to this Company in matters of moderate importance and limited scope.
  6. Must be qualified to direct and instruct others helping on the same or related work.
  7. Must become willing and able to work extra and/or irregular hours and be willing to work under unusual or special conditions.
  8. Must be and remain familiar with the Company’s safety rules applicable to this and related jobs. Must be capable of applying resuscitation and be able to render practical first aid.
  9. Most possess or be able to promptly obtain the appropriate vehicle operator’s license.
  10. Dress: Clothing should contain no exposed metal components when working on or near uncovered energized structures or equipment. May not wear flowing garments or garment components while working on or near rotating equipment, or on structures or equipment which requires climbing above eye level. Must keep hair cut short or closely bound while at work. Must wear required protective equipment at all times.
  11. Employee must be able to pass test prior to Company awarding job when developed.
